A practical walk around for parapets, flashing, joints and hairline cracks.
Walk the parapets first
Parapet walls and copings take water from two sides. Look for open joints, lifted membrane and cracks that run with the mortar line. Fibre-Seal handles these gaps well because it stays flexible.
Check every penetration
Vent pipes, aerials, solar mounts and geyser overflows are the usual leak points. Anything that goes through the roof needs a sealed collar and a clean fillet.
Hairline cracks are a warning, not a defect
Cracks under 5mm can be sealed directly. Wider movement cracks need investigation first. Sealing over a structural problem hides it for one season and doubles the repair cost later.
Clear the water path
Gutters, downpipes and box gutters must move water off the building quickly. Standing water finds every weakness in a system.
